In the heart of the green beauty of the Umbria region, a few steps away from the Tuscan border, half way between the Trasimeno Lake and Perugia, Villa San Giovanni sets in theside of a lush hil.
In a dominant position both the valley and the lower hamlet, Villa San Giovanni originally was a typical farm dating back the XIX century used as stable for the animals on the lower floor whilst a living home on the upper one.
Following a wise restoration by the owners the farm, but manteined the authentic look and taste, at the beginning only for the family summer holidays now open also for rents and guests.
The garden is divided in many different levels tanks to the typical land terrace ,that in the past they were used for coltivations , the olive field is all around and close to the Villa we find a studio/laboratory for the production of soaps and beauty body product made only out of natural elements like oil lemon lavanda three ,aloe, and medicinal plants.
The pool (5mt x 12 mt ) with salt water equipped with a solarium 10pool beds, umbrellas and out side shower just few steps form then house. Next area is made of a covered pergola, with furniture as an out side living room facing the swimming pool, equipped as a dining room with table sits and a Weber barbecue, with two hammock for relaxing time where is also possible enjoy a beautiful sunset just outside the main bedroom.

Interior Description

Villa San Giovanni has large and livable spaces and can accommodate up to 12 people on 400 square meters spread over two floors. The main entrance leads to a large living area with sofas, armchairs and large windows overlooking the garden and the valley, with direct access to the outdoor living pergola. From the living room you have access to the TV room, where the corner fireplace stands out, and to the dining room which is directly connected to the fully equipped kitchen complete with dishwasher, microwave, coffee machine, toaster. Both of these areas have direct access to the pergola with barbecue, table and chairs. The floor is completed by a study, the main double bedroom with en suite bathroom and direct access to the garden and a service bathroom with laundry. An internal stone staircase leads to the first floor where a central corridor connects 3 double bedrooms, a bathroom with tub, a double bedroom with ensuite bathroom where it is possible to add a single bed and a double bedroom with en suite bathroom. Villa San Giovanni has free wi fi internet connection.
