A short distance from Arezzo, in a dominant position on the valley, immersed in the green of the Tuscan hills, Villa Arruns is the ideal place to spend a regenerating holiday. The villa is located where the winery of the same property and enjoys a fenced area of 17 hectares wheer we find the vineyard, the cellar and the tasting room.
Two other independent villas with swimming pool and private spaces are located in the same park. The exterior of Villa Arruns is rich in greenery, with trees, flowers and shrubs that frame the structure and are the background of this beautiful stone villa. The swimming pool (12mt X5mt with a maximum depth of 1.30mt) complete with solarium equipped with sun beds and umbrellas and completely fenced is at your exclusive use. A loggia that directly leads you onto the garden and equipped with an outdoor dining area to enjoy your meals in the open air is just across the Villa. The position of Villa Arruns allows you to enjoy paths for pleasant walks among the vineyards and places equipped for outdoor fitness within the property.
You access to the structure through an electric gate. Private parking at your disposal.

Interior Description

INDOORS
Villa Arruns has been wisely restored by using high quality and well-design materials and in accordance with the original architecture characterized by elegant details.
It has also been paid particular attention to the ecology by setting a geothermic system to control the temperature of the holiday villa.
The Villa is 450mq and develops into two floors accomodationg up to 12 guests.
The main entrance is on the ground floor which is composed of a loggia and the living room complete with armchairs, sofas and tv sat. This is connected with the dining room and the three bedrooms with en suite bathroom with shower. One bedroom has direct access to the garden the same as the dining room which is also connected to the fully equipped kitchen to prepare your favourite dishes. The loggia on the upper floor is furnished with armachairs and sofas and is provided with a wood stove to prepare your recipes.
From the open loggia on the ground floor we reach the enclosed one on the first floor through a stone stircase from which you will have the possibility to boast a stunning overlooking view both the valley and the town of Arezzo even during the winter.
From the loggia we enter the dining room where we find a fireplace: originally it was the most important room where the family used to jon and relax after a hard working day in the farmhouse.
The dining room is connected to the three double bedrooms all with ensuite bathrooms and shower. Another fully equipped kitchen available on this floor is straight connected to the parking area through a wooden bridge. A laundry room completes the floor.
Villa Arruns has free wifi connection and air conditioning.
